Crawlspace Repair – More Facts
WATER SOURCES IN YOUR HOME’S CRAWLSPACE
The first step in solving water problems in your crawlspace is to identify all of the sources of moisture including:
- Roof leaks.
- Roof drainage from gutters and downspouts.
- Surface drainage and/or water flowing toward your foundation walls.
- Leaking water lines or fixtures in your house or crawlspace.
- Irrigation systems “watering” your foundation.
- Condensation in your crawlspace from hot, humid exterior air coming in the vents or otherfoundation air leaks and “sweating” when contacting the cooler water lines, a/c ductwork, insulation, and other construction materials inside the foundation walls.
- Leaking condensate discharge from you’re a/c system in or near your crawl.
- High water table in your neighborhood from ground water created by springs, street drainage ornearby floodplains.
- Previously installed sump pump not working correctly.
- French drains improperly installed or not working.
- Partial or improperly installed vapor barrier.
- Crawlspace dehumidifier inadequate or not working.

- Standing water in or around your crawlspace.
- Condensation dripping from insulation, water, and duct lines inside or by your foundation.
- Mold around cabinets, sinks, appliances, walls, floors, laundry rooms and bathrooms inside yourhome and the crawlspace underneath.
- Warped flooring, sticking doors, cabinets, and windows. Cracks in your foundation, concreteslabs, and walls.
- Mold and water drainage stains on your gutters, downspouts, and exterior walls.
